I've spent all of my adult life in residential real estate. Buying, selling, renovating, investing, developing, and negotiating deals, often with my own money on the line.Two decades later, I've won more than I've lost and learned plenty of expensive lessons along the way.

Here's one story

In 2010, I was buying a fourplex. Closing had been delayed from Friday to Monday, and I happened to drive by on my way to sign. I smelled smoke, but the building looked fine from the street. I stopped anyway, walked around back, and discovered the entire rear of the building had burned over the weekend.

That stop saved me a fortune. I negotiated a credit that more than covered the repairs.

Sometimes it's better to be lucky than good, and that day I got lucky. But I learned something I'll never forget. I still walk every property on closing day.

You don't learn lessons like that from a book or a YouTube video. You learn them by being in the middle of it, with your own money at risk. I will start off by saying that I have had some pretty frustrating experiences with realtors in the past, to the point where I dread having to call one when I am house hunting.
